Just a clear, private process — I'll be your single point of contact from start to finish.
Day 1
Have a Private Conversation With Me
Everything begins with a single phone call or text. You speak directly with Keith — not a call center, not an assistant. Keith will listen to your situation, answer your questions honestly, and explain exactly how the process works. There is no obligation and no pressure. If it's not the right fit, Keith will tell you.
Keith is happy to provide an honest second opinion on any offer you've already received from another investor.
Days 2–7
I Visit the Property and Prepare Your Offer
I visit the property in person to understand what you have and what you need. I then prepare a clear, straightforward cash offer — no bait-and-switch, no last-minute changes. The offer is presented in plain language so you know exactly what to expect.
You take all the time you need to review the offer. A 'No' is always okay — and I will never pressure you.
Day 21
Close — and Get Paid First
If you accept the offer, you can close in as few as 21 days. At closing, you receive your payment in full — before you move a single box. The timeline is flexible: if you need more time to close, I will work with you.
After closing, you have up to 21 more days to move out at your own pace — 42 days total from the start of the process.
Days 22–42
Move Out on Your Timeline — Leave What You Don't Want
After closing, you have up to 21 additional days to move out. Take what matters to you and leave the rest. Furniture, appliances, personal items you don't want to move — leave them behind. After closing, repairs, cleanup, and any agreed-upon belongings become my responsibility, not yours.
