How does the cash offer process work?

Typically within 24–48 hours of my visit, you'll have a written cash offer in hand. If it works for you, I'll prepare the TREC 1-4 Contract and open Escrow. If it doesn't, there are no hard feelings and no cost to you.

The 21/42 Concierge Investor™ process is built around a 21-day closing. That said, if you need to move faster or slower, I will work around your timeline — not the other way around.

Is the offer I receive the amount I actually get paid?

For the most part, yes. However, as with any Texas real estate transaction, certain items may be settled from your proceeds at closing — such as existing liens, judgments, or prorated property taxes through the closing date. The title company will provide a full itemized settlement statement before closing day so you know exactly where you stand. And here's some good news — I'll cover all standard closing costs that Title charges, which typically run a couple thousand dollars. That's my responsibility, not yours.

What if I decide not to accept the offer?

A 'No' is always okay. There is zero pressure to accept any offer I make. If the offer doesn't feel right, just say so — no hard feelings, no cost, and no obligation.

Do I need to make repairs before selling?

Accepted Answer

Not a single one. I buy homes exactly as they are — no repairs, no cleaning, no prep work required. Whatever condition it's in, that's the condition I buy it in - Besides, I gotta have something for the workers to do.

Do I need to clean out the house before closing?

Nope. Take what matters to you and leave everything else. Furniture, appliances, personal belongings, decades of dust — anything you don't want to take with you can stay right where it is. After closing, the cleanup and removal become my responsibility entirely. I got this.

Will there be strangers walking through my home?

No — not without your permission. There are no open houses, no listing photos, and no parade of buyers touring your property. I visit the home personally, and if I ever need to bring a contractor or specialist by for any reason, I'll let you know well in advance and nothing happens without your approval. Your privacy and your comfort come first throughout the entire process.

When do I have to move out?

You get paid at closing — and then you have up to 21 days after closing to move out at your own pace. Need less time? Great — we can close and you can hand over the keys the same day if that works better for you. Need a little more time than 21 days? Let's talk — I'd rather work something out together than have you feel rushed. The timeline is yours. That's the whole point.

What if my home is in great condition but I just can't wait 90–120 days like a traditional closing?
